Nashville's summers are brutal on asphalt. High UV intensity combined with 70%+ summer humidity causes asphalt binders to oxidize and dry out faster than in northern states. The surface goes from jet black to gray — that's your asphalt losing its protective oils. Once it starts cracking, water enters during the 40+ freeze/thaw cycles Nashville gets each winter, widening every hairline crack into a real problem. Sealing every 2–3 years in the Nashville climate (vs 3–5 years up north) keeps this cycle from starting.

April through October is your window. The sweet spots are May and late September — temperatures between 60–85°F with moderate humidity give the sealant the best cure conditions. Avoid July and August if possible: mid-summer Nashville heat (90°F+) can cause sealant to cure too fast on the surface, trapping gas bubbles underneath. Also avoid scheduling if rain is forecast within 24 hours — any moisture during cure ruins the job.

It can. Nashville's limestone karst bedrock is generally stable, but some areas (especially near creek corridors and older neighborhoods) can see minor subsidence or uneven settling over time. If your driveway shows heaving, significant cracking along fault lines, or sections that have shifted — that's a foundation issue, not a sealing issue. We'll assess honestly during the job. Sealcoating is the right call for surface oxidation, minor cracking, and UV damage. It won't fix structural movement, and we'll tell you if we see it.
